Booking Terms and Conditions

1.Booking
All bookings via the website are provisional until confirmed by the owner.
​
When booking via the website:
A non-refundable deposit of £200 will be required to secure the booking.
The balance must be paid 30 days prior to the booking start date.
Bookings made less than 30 days before start date must be paid in full.
If the balance is not paid within 30 days of the booking start date, then the owner retains the right to re-let the property and the refund is forfeited.
A confirmation of receipt of payments and firm booking will be sent by email.
A contract for booking only arises when the confirmation is sent.

2.Security Bond
A Good Housekeeping Security Bond of £200 must be provided when completing the booking balance.This will be held for the period of the stay, and may be deducted from in the event of any significant breakages/damages/excessive housekeeping.
Where unused, the Security Bond will be refunded within 3 days of the check-out date.

3.Cancellation

Guest Cancellation
If you have to cancel your booking for any reason, please let us know by email.
We will re-advertise the property for the cancelled dates.
If we manage to re-let the property we will refund any money paid, less deposit.

Owner Cancellation
If we are unable to provide the accommodation due to circumstances beyond our control, our liability is limited to a full refund of any monies paid and no further claims can be made against the owners.

4.Check In/Out
The check In time on the day of arrival is 4pm.
The Check Out time on the day of departure is 10am.
Early arrival/late check-out may occasionally be available – please contact the owner in advance with any requests.

5.The Property
The property is fully equipped for 4 guests.
Electricity, heating, water, bed linen and towels and all other facilities in the property are included in the price.
The rooms can be set up as double beds or single beds, please advise in advance.
A travel cot can be provided for infants, please advise in advance.

The property is licensed for 4 guests (Licence Number MO-00781-F). The number of guests must not exceed 4 people.

6.Guest Complaints
We will make every effort to ensure your stay is enjoyable.
If you have any complaints during your stay, please contact us immediately and we will make every effort to resolve them immediately.

7.Guest Use of the Property
​
Contents/Breakages or Damage
To help us maintain the high standard of accommodation for future guests please respect the house, gardens fittings and furniture.
Please leave the property in decent order when you leave.
Please advise us as soon as possible of any breakages or damages during your stay.
You may be required to pay for breakages/damages by deduction from the Security Bond.

Improper use/Anti-social behaviour
Please respect our neighbours.
The owner reserves the right to cancel or terminate a booking for improper use of the property or anti-social behaviour.

Pets
Unfortunately, we do not allow dogs or any other pets.
​​
Smoking
Smoking or vaping inside the property is strictly forbidden.
This will incur an additional cleaning charge.

8.Owner right of entry
The owner or representative reserves the right to enter the property for inspection or repair/maintenance.

9.Liability
The owner has no liability for any deaths, personal injury, damage or loss of personal property, unless this results from the owner’s negligence.
The owner has no liability for any failure of utilities or services beyond their control (including electricity, water supply, wastewater, tv, internet).
The use of the property is entirely at the hirer’s risk and no responsibility can be taken for injury to the hirer or their party, or their belongings, including motor vehicles.
The hirer is responsible for the property and its contents which should be left clean and secure at the end of the holiday and any damages/breakages reported to the owner.
